Many homes in and around Short Pump were built during the area's rapid growth in the late 1990s and 2000s, and the three tab shingles installed at construction are now well past their rated life. A three tab roof rated for 20 to 25 years installed in that window is due, or overdue, for replacement now.

Upgrading to an architectural shingle at replacement time is a common step here, since the cost difference has narrowed while the wind rating and appearance both improve meaningfully.

Correctly sized six inch gutters with adequate downspout capacity are worth the upgrade on these larger homes.

Confirming shingle color and style against HOA guidelines before ordering material avoids a delay partway through a job, and we build that check into the scheduling on any replacement in a covered community.
